This is the intersection of Providence Road and RT 51, Pineville-Matthews Road, with only Beverly Crest being inside Rt 51 on the Charlotte side of Rt 51. This big 3 gives you all styles of homes: a traditional style in Providence Plantation, Craftsman style in Beverly Crest, and contemporary at Raintree.

The neighborhood of Beverly Crest is located on the corner of Providence Rd and Matthews-Pineville Rd (Hwy 51). The neighborhood is located a 1 or 2 drive away from the Arboretum and is within walking distance of Providence high school. Beverly Crest is convenient to those working in the uptown area, only a 15- 20 minute drive, and about 10 minutes to Soutpark. Providence Plantation is located between Providence Rd, Matthews-Pineville Rd and McKee Rd. One of the larger neighborhoods in Charlotte there are

The old section of Providence Plantation is mostly larger, brick, homes while the newer section sports more reasonable sized homes with a variety of styles. Providence Plantation is minutes away from the Siskey YMCA, the first or second largest YMCA in the country (depending on how you measure it). Similar in location to Beverly Crest, it is only a 20 minute drive to uptown and is also accessible (about a 5 minute drive) to Rt 485, the Charlotte beltway. Foxcroft, Morrocroft and Barclay Downs are three popular neighborhoods located within the Southpark area. All three neighborhoods are less than a 5 minute drive from Southpark Mall and a short drive away from the Harris YMCA, the largest family and community YMCA in the country by memberships.

Foxcroft, located between Sharon Rd and Providence Rd, recently became the most expensive neighborhood (more on Foxcroft) in which to live in Charlotte. This was due largely to its premiere location and the large lots in the area. Developers spent millions renovating, and in many cases, rebuilding homes on these extra large lots to create some of the most luxurious homes in the area. Currently there are 29 homes for sale in the Foxcroft neighborhood, and 16 homes sold in the past year... The homes for sale in Foxcroft are broken down by price below:

Barclay Downs is located directly north of Southpark mall. Although in the same area, Barclay Downs is a much more affordable neighborhood than either Foxcroft or Morrocroft.

Frequent readers notice I enjoy writing about a number of south Charlotte Communites- subdivisions with character, charm and attraction. In the chart below you'll see the All South Charlotte Results- with home prices up over 4% this first quarter, even as sales dipped 29%- and stretching from Myers Park (closest) to Ballantyne, then, because averages can hide so much, I've broken it down by subdivision, starting with the closest to Charlotte, moving South to the subdivisions just beyond Rt 485 (our "beltway") Ballantyne Country Club and Cady Lake. Compare your favorite to the All South Charlotte numbers to see how you stack up. If your subdivsion isn't listed, I'll be posting more next week when I get my Google map features figured out... or send me a shout and I'll check it for you.

The figures above are taken from data provided by the Carolina MLS. As such, no private sales are included, and this representation, while informative in a comparison of one neighborhood to another, has no bearing on the expected price of a specific house. Within a given neighborhood, there is a wide variance of "sold cost per foot", so the price or value of an individual house is determined by its features, typically being above or below the "average" represented above.

A few thoughts- with demand down 28%, why do I say demand remains strong? Because thankfully, it has had almost No affect on prices, and the slowdown, really isn't that slow, since it the 29% ( a large number) is off of record setting (very large numbers) years in 2006 and 2007, so a 29% drop just takes us to above 2004 home sales levels... not too bad, and most importantly, all who really need to sell have found buyers, and reasonable prices overall.

Southpark, just south of Myers Park, is located almost due south of the city, a 5 to 10 minute drive to Uptown, it is a popular area in which to live. The Myers Park area also sports one of the largest YMCA's in the nation (first or second depending on method of measurement) with many amenities and programs.
