Maybe it is the finest custom homebuilders in Charlotte build here. Or its European theme…Check out the slide show below and see for yourself.

Of all the homes for sale, the median home price is $2.49M, has about 7000 sf, and is on the 6th fairway. There are new inventory homes available, re-sales, and “buy a lot and build” opportunities. The best deals are in Inventory.

Homes For Sale- the Club at Longview

There are 8 homes for sale for under $1,000,000, but more than $750,000
There are 4 homes for sale for under $1,500,000, but more than $1M.
There are 5 homes for sale for under $2,000,000, but more than $1.5M
There are 11 homes for sale for under $3,000,000, but more than $2,000,000
There are 4 homes for sale for OVER $3,000,000.
Yes that adds up to 32 homes for sale— sounds like a lot, but really, not so much, with a one-year build time and 23 MLS sales in the past 18 months. Also-there are at least the 5 price point-customers shown above— in other words, each market has a good selection, but not an enormous selection, if that makes sense.

Village homes- built smaller and on smaller lots, elegant custom from $1.2-1.8. Custom Estate Home prices start from 1.5M and range to over $3M and there isn’t an established top end. There is one home that is in the $8-10M range- it is under contract and construction; in the last year, 2 homes have sold over $3M, and 5 over 2M.

Blue chip- indeed it is! If you are looking for that special place, a great course in aperfect suburan setting, full time living, part time winter place, or semi-retirement, and love golf, this could be your next home…

Sales are solid here, but there are deals here, and I know the who, the what and the how much.

Charlotte Real Estate|Uptown Condos For Sale Under?

Charlotte, NC: Uptown Condos for Sale Market Report

The Avenue Condominums Charlotte North Carolina has been growing rapidly for 25 years and in the last 10 years, ourCondos in Uptown Charlotte downtown, known locally as Uptown, has joined in... and in a big way. In the last 12 months, two major condo high-rises have completed and closed- The Avenue (pic on left, pool on rt) and Trademark. 5th and Poplar completed its large conversion. Home Depot opened, Target and a bunch more retail has opened at the Metropolitan, and the Epicenter will add another 300,0000 sf of retail and entertainment to the city center. (the city's first theaters and bowling) That's the new retail- but there are also two 5 star hotels under construction- a Ritz-Carlton, and a block away, the top of the Marriot chain, the "W". And two large commercial high-rise projects as well, a 32 story Bank of America addition and the new Wachovia Center, the future Wachovia HQ on 2 city blocks, with 3 museums, is well under way- see the photo below.

In what will amount to a pause, due to new financing constraints, two condo projects have been put on hold, but another 10-12 move forward... and this is in the midst of a housing slump! The condo selection in Charlotte has also widened. If you prefer older, larger- more sf- condominiums try St Peter's in the 4th Ward; if you're looking for a high rise with an active community look into the Trademark Complex in the 3rd Ward. Mid- rise? Why not 5th and Poplar? They are all here. Below is a breakdown of the condos for sale in Uptown Charlotte:

Getting back to blogging

The Acropolis at nightSorry its been so long since my last post... a family trip to Europe, a very busy real estate year, a move myself, and a son's graduation here in Charlotte's kept me away. But I return with new confidence and determination to write thoughtful posts here about the many great things happening here in Charlotte--or occasionally from... Greece perhaps? The Acropolis at night was breathtaking. I'll be introducing several new categories or threads here. I'll be blogging on the important communities and developments in and around Charlotte. At last count we were the 9th largest new home market in the US and we have all the national builders here, plus some excellent regional ones as well. Over time we'll look at the various developments, builders and communities with an eye towards helping you find a happy home for yourself. It's corny and a cliche all in one, but happiness is what we are all looking for- and for most of us we find that in community with one another. (Uni-bomber and other terrorists excluded!) I'll also be blogging about fun things to do in the greater Charlotte area. Just today I went white water rafting at the U.S. National Whitewater Center here in Charlotte. You may have seen it on the Discovery Channel last week , but it's a man made wonder, just 15 minutes from Uptown Charlotte. I got a 2 hour work out, got dunked in the 80 degree drinking water, and all in all had a great time with my family. What a great addition to the Charlotte area. I'll also be occasionally posting about local politics here. We need to invest in our future, we need more schools, more roads and transit, and we need more political courage to move this city forward. this fall we need to pass the school bond, and keep the transit tax. It may be time to petition the County and state for a road bond to complete some needed improvements. But we are growing at between 60-80,000 people per year. We've got to build more schools and roads, just to not fall further behind!
