Charlotte NC Here’s a sample of homes sold in zip code 28270 from the following
communities:  Providence Commons, Beverly Crest, Willowmere and
Providence Plantation.  Coste per SF analysis below.

In 2008, 27 homes were sold in the zip code 28270 with a median
price of $255,590 and an average sold cost per square foot of
$112.  In 2007, 42 homes were sold with a median price of $294,997
and an average sold cost per square foot of $116 representing a 3%
average price decrease, and 36% decrease in the number of sales.

Matthews Homes Sold in August

Matthews Home

There were 64 homes sold in Matthews last month.  The average
sale price was $357,297.  The average price per sq ft was
$129.  There were 8 more homes sold in Matthews in August of 2007
than last month.  The average price per sq ft was $120.  So
while overall home sales have fallen, homes in Matthews have increased
in value.

Matthews is a suburb of Charlotte, located approximately 30 minutes
from Uptown Charlotte.  It combines a small town feel in its
historic downtown, modern suburbs, communities at every price point,
and has lots of sidewalks, a great public library and a revitalized
downtown. Matthews is the rare suburb that has a small town feel but
offers all of the important shopping, dining and entertainment.

Huntersville Homes Sold Report for August

Huntersville Lake Norman
There were 61 homes sold in Huntersville last month.  The average
price per square foot was $113 for homes sold in Huntersville last
month.  In comparison 118 homes sold in Huntersville in the month
of August last year.  The average price per sq ft was $115. 

While the number of homes sold dropped of significantly there was
not a significant drop in home values in Hunterville (price per sq
ft).  Huntersville is the first of the towns on the east coast of
Lake Norman that you’ll drive through as you head north from
Charlotte.  Huntersville is a 20 - 25 minute drive from Charlotte
and is a popular weekend destination to hit the lake when the weathers
nice.

Out last two summer closings were on the market 11 days and 60 days
respectivley. They were in a) desirable locations b) excellent
condition and c) affordable- under $500K- where more than 92% of
Charlotte sales occurred in August.

The Charlotte Mortgage Update September 5, 2008

Charlotte Rates are LOW!

Lenders in Charlotte, NC, have seen rates drop this week almost 1/2
percent! Current rates are low, and may go lower. Recently many experts
have started predicting that commodities (oil, natural gas, corn,
etc…) might have peaked and that prices are probably going to
continue to drop. CHEAP materials translate into lower costs for
consumers and that is great news on inflation. Low inflation is good
for rates.
I would recommend that people lock in their rates right now as the
market takes a break. It is typical after a great week for things to
pull back a little for people to figure out what’s next. Don’t be
surprised if rates come back up a little over the next several days.
But long term outlook is looking pretty good. Current Advice: LOCK 30
Year rates are around 6.000% and 15 year fixed are running around
5.625%. We offer rate protection against higher and lower rates! If
that peeks your interest - give me a call! Product Highlight 97%
financing is BACK!! Most lenders have discontinued their 97% financing
for conventional loans. Myers Park Mortgage is offering it once again.
If you are buying a house over the FHA limits ($303K) and want to put

Uptown Charlotte Condos Best Buys Under $250,000

Charlotte NC Real Estate As most of you know, despite the general slowdown in real estate,
and the canceling of ac ouple very expensive projects, Uptown Charlotte
is currently experiencing a condo boom with many new high-rises under
construction.  There are currently 49 Uptown Charlotte condos for
sale for under $250,000, but more than $200,000.

Two stood out above the rest as best buys and I describe them below, and explain why I think they are best buys for $$.

The Avenue CondominumsThe
Avenue. If you are an amenities person this condo may be for you.
Located at an ideal location on Church St the condo is one bedroom, one
bathroom condo on the 18th floor of The Avenue Condominiums.
Although the condo is a bit short on space (800 sqft heated), it offers
a beautiful view, a convenient Uptown location and the bountiful
extras.  Amenities at The Avenue include a large workout area,
clubhouse (with bar), an outdoor pool, a media area, and a outdoor
engtertaining area (includes chairs, large TV, and fireplace).St Peters Condos

For those who like older buidling, and do not need all the amenities
offered (and charged for)  at  The Avenue low-rise is more
your style,  St. Peters is an excellent option.  The condo
for sale in the St. Peter’s complex has a large (approximate) 900 sqft
