Myers Park Charlotte NC|Homes for Sale under 700K

Looking at homes in Myers Park for out of town buyers, I took a close look at homes from $599K to 700K

Myers Park is the first suburb due south of Charlotte proper; 100 year oaks line its wide boulevards and it is where doctors, lawyers and bankers have called home for years. In the last 12 months, 181 homes sold in Myers Park and the average price was $923,072, based on a average square footage of 3,161. So homes for Sale under 700K are either a) starter homes or b) ready to be rehabbed. I found some of each.

Best Whole House Rehab candidate-

on a street of 1M+ homes, has good lot size, excellent street location at the end of a cul de sac. About 2100 sf, its upstairs has limited headroom. Kitchen and baths have been updated and lives just a block off Selwyn. Walking distance to Queens College, Myers park HS, on a street of $1m+ homes. Priced at $599K, on the market 82 days. I saw 2 others, both on the more expensive side of town, behind Myers Park Methodist- one for 625K, a toal wreck on .13 acre but with "negotiable" sellers and a block over a better candidate at $600K- a bit larger, and much better lot. I believe we could get this one in the $580 range.

Best Starter Home under 700K

Just a short walk to Freedom Park- the perfect place to run, play or fish...thats right fish, and home to the Art Festival as well! This home of about 2000 sf has been completely renovated. Every room is tastefully done best starter home . Bath's, kitchen family room all have modern conveniences, fixtures and appliances. Stainless and granite in the kitchen, and a much needed master bath addition to this minimalist 1950's floor plan. 7 minutes to Uptown, 7 minutes to Southpark, 25 minutes to the airport- truly in the center of it all. Asking 619-- seems reasonable enough. It compares favorably with a nearby home at $625K, and I had to go to $699 to find something A lot better. This is the less expensive side of Myers Park, so I'd try around 600K.

I'll report on the upper price ranges later in the week. I'm also working on some appreciation comparisons by street... there is quite a difference in Myers Park. I'm also getting very busy- so there may be more time between posts. I'm negotiating 4 contracts including one at 2M--I'll keep you posted.
