The Palisades-Homearama 2008- What Will This home Cost? Charlotte NC

 

Homearam 2008 Persis NovaAs a volunteer at Homearama at the Palisades in southwest Charlotte NC, the first question in my mind was how much will this baby cost??

 

I volunteered yesterday at Homearama, and I helped greet and guide people in house #1 built by Persis-Nova Construction.  William Roseberry, a fellow loan officer here at Myers Park Mortgage, gave me the tour and then I was off to show people around myself. 

The first thought in my head was, "What would it cost to buy this place!?!?" 

Here is the math:   House fully furnished:  $4,200,000  

Loan for 60%:            $2,520,000   Down Payment:$1,680,000 (chump change right!?!)  

Interest Rate:            5.625% (not bad, I know)   Monthly Payment:       $14,507  

In this day and age, with media pundits declaring the sky is falling every ten minutes, I thought those were some pretty great terms for such a luxurious house!  The scenario above is a 5/1 ARM program and is not a quote.  Terms and conditions apply.  This was only meant to serve as an example of financing available on this size property.   If you haven't had the opportunity to see the great homes at Homearama 2008, I encourage you to go!  We had a lot of fun, and they did a great job on the homes this year.  Each property is very unique and would appeal to a different tastes.  I loved the curb appeal of house #3, and the interior of house #1 was undescribable!  House #2 was a much more open and contemporary style, which is not my style.  I did love the guest house for #2.  It set that property apart... especially for folks with in-law.

This Homes sold report for Davidson, a popular Charlotte suburb, is based on Home Sales  within the past 30 days.

The following Davidson communities are highlighted:  McConnell, Hobbs Hill, Bailey Springs, Westmoreland Farm, River Run, Davidson Wood, Shiloh Village, Waterford On The Rocky River and Archer Ridge.

Comparing Davidson homes sold in September, 2008 vs 2007, there were:

September 2008, 17 homes were sold.  The median sale price was $523,566, andan average cost per square foot of $152.

Septmeber 2007, 15 homes were sold.  The median sale price of $479,669, with an an average of $156 per square foot.

The number of home sales increase by 13%, and home prices decreased  2%, year to year. .

In September of 2008, 51 homes were sold in Huntersville, zip code 28078.  The median price being $308,888 with a cost per square foot being $118.

In September of 2007, 91 homes were sold giving a median price of $280,825.  The cost per square footage averaged $114.

Mortgage Money Not Available? Not True Says Top Charlotte Mortgage Lender

Cornelius Homes Sold Report: Zip Code 28031

This Homes Sold Report for the popular Lake Norman community of in Cornelius, zip code 28031, compares homes sold in the last 30 days, to homes sold one year ago.

This is the first in a special report series for the Lake Norman area, North of Charlotte.  Featured communities are Wellsley Village, Heritage Green, Caldwell Station, Westmoreland, Jetton Cove and The Peninsula.

In 2008, 33 homes were sold in Cornelius with the median price being $431,499.  The average Sold  cost/SF, $165.

In 2007, 34 homes were sold in Cornelius  the median price being $467,644 and the average Sold Cost per SF cost, $168.

This shows a decrease of 2% in home sales, and a decrease of 1% in cost per square foot sold.
